Aqualane Shores is know for its luxurious homes, guick Gulf access. The homes are situated on the waterfront and canals. Barefoot Beach offers direct beach access. Barefoot Beach is a secluded waterfront community in North Naples, tucked between the Gulf of Mexico and Little Hickory Bay. Bay Colony in Pelican Bay is an upscale community situation directly on the beaches of the Gulf of Mexico. Search for high-rise condominiums, villas or luxurious estate homes. Moorings/Coquina Sands is central to Naples. As a waterfront communith there are boat docks and beach facilities. The Moorings Country Club is in the area. Olde Naples is a community with charm and character of day past in Naples conveniently located near downtown Naples. The beach is within walking distance. You'll find small cottages and estates in the area. Park Shore is comprised of single family homes, mid-rises and high-rises along Gulf Shore Blvd. Most have a view of the Gulf or Venetian Bay. Pelican Bay is for the beach lover. There are 65 neighborhoods, from luxury homes, villas, mid-rises and high-rises. Pelican Bay has a private beach access and restaurants on the beach - the only community with these amenities. Port Royale is one of the most prestigious communities in the country. The area is comprised of single family homes. Their docks can accommodate yachts from 20 to 0ver 100 feet. Royale Harbor is a boating and fishing area. Royale Harbor features single family homes where many have their own boat dock on Naples Bay. Vanderbilt Beach area is a beach community. There are condos, single family homea with boat docks and direct Gulf access. There are also small beach hotels along the Gulf. Wiggins Pass has direct Gulf access with full service marina, boat launch and beach shuttle to Delnor Wiggins State Park. On site is Tarpon Cove Yacht & Racquet Club. Windstar on Naples Bay is the only gated Country Club community located directly on Naples Bay. There's a golf course, country club, fitness facilities. Boat docks can be purchased or rented.

JULY 2011 SALES ARE SPECTACULAR!! So how are the July pending sales for 2011? One word will describe the month of July, so far. That word is SPECTACULAR. Our July pending sales are up 44% over last July. ALL price ranges are doing well. In the first 18 days of July 2011, we have had as many $1 million+ pending sales contracts as we had in all of last July. Looks like it is going to be a pretty good summer for sales.
Either today or tomorrow, Downing-Frye Realty will have closed over 2000transactions for the year. Putting this in perspective, in 2007 and 2008, we did not close 2000 transactions for the entire year. Now we are closing 2000 transactions in just over six months. Things have definitely picked up. The declining NABOR inventory is further proof that our market has improved. In March of 2007, NABOR reported an inventory of 12,440 units. The June 2011 NABOR report showed an inventory of roughly 7200 units. That’s quite a drop in inventory.
"March came in like a lion and it went out like an even bigger lion," said Mike Hughes, Vice-President of Downing-Frye Realty, Inc. "We experienced a 27 percent gain in pending sales below $250,000 over the same time last year, and almost three times as many pending sales over $1 million. The majority of sales continue to be in the market below $500,000."
NAPLES/BONITA REAL ESTATE
Sales activity continues to increase in Naples and the listings available are decreasing. In March, 2011, there was a 17 percent increase in condo sales over the March 2010. There was 5 percent increase in sales in single family homes over the same period.
Over the past year, there has been continual decrease in properties for sale. What was once a 3-year inventory has now been reduced to about a one year inventory.
What we experience in Naples and Bonita Springs, is not necessarily true of the entire USA market. The National Association of Realtors (NAR), report shows that March's closed sales increased by 3.7 percent over February.
Lawrence Yun, the chief economist for NAR reports "Existing home sales have risen in six of the past eight months, we we're clearly on a recovery path."
